Custom Build Process

Initial Consultation with Our Clients

The initial consultation is the first step in transforming your vision into a well-defined plan. During this meeting, a Hosseini Homes representative will meet with you to discuss your ideal home, project objectives, expectations, timelines, and our current capacity. Establishing trust and alignment from the outset is essential—we want you to feel confident and informed in selecting your custom home builder.

This consultation also allows our project management team to assess whether Hosseini Homes is the right fit for your project and whether we can meet your expectations. While our goal is to deliver exceptional value on every project, factors such as timing, scope, or budget may influence feasibility. By understanding your full vision, we can evaluate the project requirements and provide an initial outline of scope and preliminary cost ranges.

Before you make a full commitment, we can offer early guidance on approximate construction costs and evaluate whether your property can support the size and design of the home you envision. Through preliminary zoning and by-law reviews, our design team helps identify any constraints or opportunities associated with your existing lot or a potential land acquisition.

Design Services Proposal

Following the initial consultation, we prepare a tailored proposal for design services based on your vision, goals, and budget. Our design team begins by asking the right questions to fully understand your expectations and preferred layout for your new home. From there, we develop a proposed design and refine it through revisions until you are satisfied with the overall concept and finishing details.

Clients may choose from a range of design packages, from basic drawing sets to comprehensive design solutions that include 3D renderings and permit-ready documentation. Each package is structured to match the level of design support required for your project.

Our Basic Design Package is ideal for homeowners who have a clear vision and do not require exterior or interior visualizations. This package includes architectural drawings prepared for structural review and subsequent permit submission. Surveys, arborist reports, and other consultant documents are not included in the basic package for additions or new builds.

Our Comprehensive Design Package includes everything typically required for permit submission. This option provides fully developed floor plans along with 3D renderings to help visualize the final outcome, ensuring clarity and confidence before construction begins.

Architectural  Drawings for Permit Approval

Once the design proposal is approved, we initiate the drawing and permit preparation process immediately. Depending on the selected design package, the scope may include architectural drawings, structural engineering review, land survey, mechanical drawings, arborist reports, designated substance reports, and any additional documentation required by the City for construction approval.

After the design concept is finalized, our architects and structural engineers prepare a coordinated set of drawings for municipal review and permit submission. A successful Toronto home build requires close collaboration between architectural and mechanical teams to ensure proper air distribution, system performance, and code compliance throughout the home.

Some clients approach us with completed drawings or even approved permits. In these cases, Hosseini Homes can still provide construction services and manage the build accordingly.

Project timelines vary based on project complexity, the need for Committee of Adjustment approvals, and municipal review schedules. While building permits in Toronto may be issued within approximately three to four months, properties in protected or regulated areas—such as those near the Greenbelt—may require extended approval periods that can exceed one year.

Selecting Finishes and Budget Alignment

Before entering into a construction agreement, we ensure our clients have a clear understanding of their overall project costs. New home construction is typically divided into 30 to 40 distinct stages, each with an estimated cost to provide transparency and clarity from the outset. These estimates may evolve based on material selections, market conditions, and the trades involved at each phase of construction.

To better guide design and finish options, our team works closely with clients to establish both minimum and maximum budget ranges. This allows us to explore different approaches to cost planning and recommend suitable materials and finishes. Luxury and modern design selections may require additional budget flexibility, and our team provides real-world examples and cost-calculation methods to support informed decision-making.

If projected costs exceed the initial budget, plans can be refined prior to permit submission. Alternative finishes or design adjustments may be recommended to align the project with budget expectations while maintaining design intent and overall quality.

Construction Agreement

Each new home construction, renovation, or addition project is governed by a dedicated agreement customized to the scope and complexity of the work. Our fees are determined based on project size and level of complexity. While our standard fee is approximately 10% of the total construction cost, this may vary depending on the scale of the project. When clients engage Hosseini Homes under a promotional design package, applicable design fees may be waived once construction commences.

Hosseini Homes offers two primary contract structures. Smaller renovations and home additions may be delivered under a fixed-price contract, where costs are calculated based on approved permits and finalized material selections. New home construction projects, due to their complexity and extended timelines, are typically undertaken under a cost-plus structure with a fixed management fee, in addition to direct construction expenses.

Our payment process is designed to be straightforward and transparent. Fixed-price contracts include a clear invoicing schedule tied to defined construction milestones. For new home construction under a fixed management fee, the builder’s fee is divided into four stages, with ongoing invoices issued as work is completed and materials are ordered.

Construction Management

Effective home construction begins with a detailed schedule and the careful selection of qualified trades. Early in the process, certain materials require advance ordering due to extended manufacturing and delivery timelines. Items such as windows and roof trusses may require lead times of 10 to 12 weeks, making early coordination essential.

Hosseini Homes is committed to transparency and proactive communication before construction begins. Our construction manager—an experienced Toronto custom home builder—provides a comprehensive construction plan outlining each phase of the build. Prior to demolition or excavation, our team takes necessary measures to protect adjacent structures and sensitive areas. Each construction phase concludes with thorough site cleanup to maintain safety and organization.

We typically hold weekly or bi-weekly meetings with clients to provide progress updates and review upcoming milestones. Throughout the project, Hosseini Homes’ project management team keeps homeowners informed of next steps, upcoming inspections, required payments, and material orders, ensuring a smooth and well-coordinated construction process.

Inspections and Final Walkthrough

Once construction is complete, your new custom home is ready for final preparation. During the build process, dust may accumulate in ductwork and hard-to-reach areas. Prior to move-in, Hosseini Homes ensures the home is thoroughly cleaned and fully move-in ready. For investor or resale projects, we can also coordinate professional staging and photography, with design guidance on furniture selection to complement the layout.

The final walkthrough is conducted with your construction manager and serves as the official inspection of your completed home. This is an important step to review finishes, details, and workmanship throughout the house. We strongly recommend taking the time to carefully inspect all areas to identify any final touch-ups before occupancy.

Once all items are completed, Hosseini Homes confirms your move-in date. We understand that minor paint or drywall damage can occasionally occur during furniture delivery. Should this happen, our team is happy to assist by arranging minor touch-ups, allowing you to fully enjoy your newly built custom home.

Post-Construction Support

30-Day Review
Within the first 30 days of occupancy, Hosseini Homes conducts an initial service review to address any early adjustments that may arise as the home settles. This may include minor touch-ups, operational adjustments, or workmanship-related items. Our team will review reported concerns and coordinate service visits as required.

6-Month Review
At the six-month mark, we perform a follow-up review to ensure all major building systems are functioning as intended. This review focuses on items that may become noticeable over time, such as minor drywall movement, caulking, door or hardware adjustments, and general performance of mechanical systems. Necessary corrections are scheduled and completed by qualified trades.

12-Month Review
Prior to the end of the first year, Hosseini Homes completes a final warranty review. This inspection allows homeowners to identify any outstanding issues related to workmanship or materials before the conclusion of the one-year service period. Our team coordinates final service work and ensures all applicable items are addressed in a timely and professional manner.
